(Batesville, IN) – Batesville City Council approved an ordinance amending the Development Code when it comes to B-4 zoning on Monday night.

The city has this mainly around the intersection of State Road 46 and Tekulve Road.

But the zoning code currently allows certain uses for the 10-12 parcels in the area, such as rooming and board housing under specific use, as well as permitted use for small cell phone facilities, according to City Attorney Blaine Timonera.

“Area Planning took a look at that and provided a recommendation to city council to allow additional permitted uses within that, including townhouses, childcare facilities, office space, medical clinics, things of that nature,” said Timonera. “Under our previous 2022 Development Code, it was pretty restrictive, and so, expanding the permitted uses allows expanded amounts, different variables or different varied uses on the properties. So it’s a benefit to property owners ultimately.”

Council suspended the rules and unanimously passed the recommendation to amend the code.
