
(Batesville, IN) – Batesville City Council discussed a recommendation on an application before the Area Plan Commission (APC) for development on a lot zoned B-4 in the area of State Road 46 and Tekulve Road on Monday night.
However, the intended use doesn’t fit the B-4 zoning designation.
The city has 10 parcels zoned B-4 around 46 and Tekulve.
City Attorney Blaine Timonera says permitted uses and special exceptions in B-4 zones are fairly restrictive when it comes to rooming or boarding houses and cell phone towers, which could hamper future development on the 10 parcels.
He adds the APC asked city council for guidance on expanding uses within the B-4 area indicated on the zoning map.
The APC will reevaluate the permitted use table under the zoning code, and could bring a recommendation back to city council as early as next month.
Timonera says the applicant is specifically looking at probable residential development, including townhouses and multi-family dwellings, on the lot in question.
City Engineer John Kuntz brought this item before council.
Monday night’s city council meeting was the first one for new Clerk-Treasurer Brad Marcy. He was elected at a caucus on December 23 to replace Paul Gates, who retired after 10 years of service.
